This Kapiti Coast site forms part of a natural dune adjoining a coastal preservation zone.
The lower part of the site was unsuitable for building as it was identified as being prone to flooding, a portion of this lower area was also designated as a no build zone as a condition of the title.
As the site is prone to ponding the house was positioned near the top of the dune.
This allowed SPACE Architecture to improve the ability to obtain views to the coast and the Tararua ranges.
The Kapiti beach house is a modest 130sqm.
The Architect designed the home comprising two main volumes; a single storey volume containing the living and kitchen areas, the main bedroom and a bathroom.
The second, two storey volume contains a second bedroom and first floor artist’s studio space.
SPACE Architecture’s site planning also allowed for a second stage incorporating a garage and studio space which has since been designed.
Consideration was given to the highly exposed site and the proximity to the sea. For this reason the main volumes were clad in a marine grade folded aluminium sheet with other walls clad in paint finished plywood panels.
