Waikanae Beach house
Located in the small coastal township of Waikanae Beach, this compact family home was designed to a tight budget while remaining grounded in sustainable design principles. Positioned atop a remnant dune, the home addresses the streetscape with quiet confidence, drawing on the local bach vernacular with its simple forms, flat rooflines, timber floors, and plywood cladding. The material palette adds interest and texture while tying the home to the relaxed coastal character of the area.
The layout is carefully planned to make efficient use of space, with a 210m² footprint and a modest first floor of 155m². Despite its compact scale, the interior feels generous, open, and connected to the outdoors.
The planning promotes a relaxed lifestyle with multiple outdoor links and excellent passive solar performance. Living areas and bedrooms enjoy views to Kāpiti Island and the coast, while natural light and ventilation are prioritised throughout. A lush northern garden offers space for play and retreat, and a covered alfresco dining area — complete with open fire — encourages year-round outdoor living.
Orientation and solar control have been key drivers in the design, with shading devices and layout decisions made to mitigate overheating from the western aspect, while still capturing views and light. The building envelope includes high-performance insulation and double glazing, with a single gas fire providing all required heating.
Environmental performance is further supported by thoughtful detailing: a screened utility area to the south-east houses composting, recycling, and washing lines; rainwater is collected for irrigation; and native plantings reduce the need for extensive lawn.
This home demonstrates that with clear priorities, even modest projects can achieve warmth, sustainability, and a strong sense of place — offering relaxed, resilient living on the Kāpiti Coast.
